STAGING FAQ’S…
Can’t my Realtor tell me what needs to be done?
We partner with your Realtor to give your home the attention it deserves and provide the resources to get the job done. Staging provides those finishing touches and specific details that separate your home from the one down the street. Your Realtor’s time and expertise are best spent marketing and selling your home…we’re just going to make sure it looks its best while they’re doing just that.
My home is beautifully decorated, why do I need to hire a stager?
A professional home stager is able to come into your home and objectively view it from a buyer’s perspective. Let’s face it. Not everyone will have the same taste as you and it’s important to appeal to the greatest number of buyers. They will ensure that you are using your furnishings/accessories to highlight the wonderful features of your home and create emotional connection points throughout to help make buyers linger and ultimately make an offer.
Why should I spend the money to make changes or improvements?
Only 10% of buyers can visualize what the potential of a space can be and by staging your home you take the guesswork out of the equation for the buyer. Minor improvements to your home can give it that updated look, show how it’s been beautifully maintained over the years, and distinguish itself from the competition. We will only make those recommendations that require minimal investment but typically provide a high rate of return.
Is staging really necessary to sell my home?
True, every home will eventually sell. The question becomes when and for how much? Homes in the Frisco area are competing with large amounts of inventory and lots of new construction. Professional home staging provides the “wow” factor and creates lasting impressions in the buyer’s mind. If your goal is to sell quickly and for the highest amount possible, you can’t afford not to stage! The longer your home is on the market, the lower the price will be so stage it first to give yourself every advantage!
How much does it cost? Isn’t it really expensive?
Rates vary depending on the size of your home and the type of services rendered. We are confident we will be able to tailor your needs and budget to the many services we offer. Staging With Style by Roz believes you don’t have to spend a tremendous amount of money to make dramatic transformations. Our goal has always been to get you the greatest amount of return on the smallest possible investment of your staging dollar. Most of our clients and Realtor partners are pleasantly surprised at how affordable our services are. Don’t forget…the cost to stage your home is always less than the average price reduction!
WHAT IS HOME STAGING?
Home staging is the preparation of a home to sell by a professional who specializes in this form of decorating. Most professional stagers will tell you that how you decorate to live in your home is very different than when you are trying to sell your home.
A professional home stager can objectively view a client’s home as a product and highlight the positive attributes while downplaying the negative ones. They understand the home’s target market and they create emotional connecting points throughout the home to make it more appealing to buyers so that the home sells more quickly and for more money.
When only 10% of homebuyers can visualize the potential of a home, it’s critical to stage so that the benefits of the home aren’t left up to the buyer’s imagination. Staging creates lasting impressions for the buyers and helps your home stand out from the crowd. It is about “packaging” your home so it appeals to the largest amount of buyers. In fact, statistics show that staged homes sell 50% faster and on average for 6-10% more money than homes that are not staged! For a $300,000 home that could mean an extra $18,000-$30,000!
So if your goal is to sell your home for the highest price the market will bear in the shortest amount of time, you can’t afford not to make the investment of staging your home. And if you’re thinking about reducing your asking price, consider staging first! The cost of staging is less than the average price reduction and it may be all you need to get that “For Sale” sign to say “SOLD!”
